I started in real estate back in 2004, which means I've been helping people solve the puzzle of selling — and finding — homes since before "dinking" meant anything other than an insult. Pickleball lessons, played out in escrow

A running series translating court terms into things that will actually save you money and stress. New entries added as we think of them (or as clients teach us the hard way).

Rule 01

The Kitchen (a.k.a. The Non-Volley Zone)

In pickleball, the seven feet on either side of the net is the "Kitchen" — step in at the wrong moment and you lose the point, no matter how good the shot was. Real estate has its own Kitchen: the opening days of a negotiation, when it's tempting to charge the net with your best, most aggressive offer or demand. Don't. The buyers and sellers who win aren't the ones who get there first — they're the ones who wait for the ball to come to them, then place it exactly where it needs to go. Rushing the Kitchen gets you a foot fault; rushing a negotiation gets you a deal that falls apart at inspection.

Rule 02

Dinking: The Art of the Soft Opening Offer

A "dink" is a soft, arcing shot hit just over the net into the opponent's Kitchen — the opposite of a power smash. It's not weak; it's strategic. It keeps the point alive and forces the other side to make the next move. The real estate version: your opening offer doesn't have to be a slam. A well-placed, well-reasoned number that respects the seller's position (and comes with clean terms) often gets you further than a lowball that ends the rally before it starts. Dink first. Smash later, if you even need to.

Rule 03

Let It Bounce: Why Patience Beats Panic

New pickleball players swing at everything. Experienced ones let a ball that's headed out of bounds simply bounce — because chasing every shot is how you lose the point on your own unforced error. In a hot market, the same discipline applies: not every listing needs an offer within the hour, and not every dip in asking price means "act now." Let a few bounce. The right one will come back over the net in your favor.

Rule 04

Unforced Errors: 5 Mistakes First-Time Buyers Make

An "unforced error" is a point you hand your opponent for free — nobody made you hit it into the net. The buyer equivalent: getting pre-approved for more than you're comfortable spending, skipping the inspection to "seem competitive," waiving contingencies you don't fully understand, falling in love with a listing photo instead of the actual layout, and negotiating repairs over text instead of in writing. None of these lose you the house. They just lose you the point — quietly, and usually right when you thought you were winning.

The real advice, no metaphor required to understand it — just organized like a game plan.

Offense — For Buyers

Get pre-approved before you fall in love. Know your real number, not your hoped-for one, before you start touring.
Write a clean offer, not just a high one. Fewer contingencies and a flexible close date can beat a bigger number.
Never skip the inspection to "look competitive." There are better ways to strengthen an offer.
Ask about the neighborhood, not just the house. Commute, schools, flood zones, HOA rules — all of it matters after closing.
Let a few listings bounce. The right one is worth the wait.

Defense — For Sellers

Price it to the market, not to your feelings. Overpricing costs you the most in the first two weeks of listing.
Stage for the shot, not just the showing. Photos are the first offer you make to every buyer.
Handle repairs before they become negotiating leverage. A pre-listing inspection can save you thousands.
Read every offer, not just the top number. Financing terms and contingencies can make a "lower" offer the safer one.
Keep your agent in the loop on everything. Surprises during escrow cost more than they save.
